Again, this is hypergeometric distribution

P(k=4) = [(10 choose 4) * (90 choose 26)] / (100 choose 30)

Most often it would say something to the effect of "If you approve my loan, I will start construction."

So using your words, "If you sanction my loan, I will start construction." 'Will' is not needed in the first half and 'the' is not needed, in fact should not be there. "the construction" would be the noun version, where you are more than likely saying construction as a verb...If you act, I will act. However, if it's a cause and effect sentence, you want it like this...

After(or When) you sanction my loan, then I will start construction.

This has absolutely NOTHING to do with your Realtor. It is a crappy bank that is playing games with you because they're scared to lend money these days. I suggest you get a reputable bank instead of some fly-by-night mortgage company.
If you have had all of these things done then there should be no problem in closing this deal.
Slimey mortgage people have not disappeared because the economy has taken a nosedive but are still out there playing with people's lives and their pocketbooks.

what Col Kurtz didn't mention is that when you pay retail to a direct lender you end up with a higher rate and the lender gets more on the back end then a broker would, it's called SRP or service release premium.

Here's another little fact/difference.

The brokers yield spread premium has to be disclosed on the HUD1 settlement statement but the bank does not have to disclose their premium.

You are going to have to clean up your credit to get a regular loan. Talk to your banker and ask for guidance. A good banking relationship is very important.

That judgment is pure poison until it is past the Statute of Limitations so you had better get it settled or paid off right away.

Stay on the same job and be sure all your income is reported on your income tax returns.

You may have to hire someone to be the contractor on your project since you are not licensed. Banks don't like unfinished homes, which is a risk for the unintiated. You may know how to build, but they want to see a license and bond for their protection.

your problem is genuine. you are suffering on account of the builders default.

you need a solution to occupy your flat early, rather than punishing the builder.

in the present recession a builder also cannot be blamed and in fact he is very honest by completing 70% of work and collected only 65% from you.

you said 60% of the purchasers only paid the booking amount and not paid the further installments. because of the stupidity in the name over smartness by those people, the building could not be completed and you & builder both suffer.

the solution is to convene a meeting of builder, you & other purchasers and discuss the facts. let the other purchasers make arrangements to pay the stage payment. minute the meetings discussions and ask the builder to commit a firm date with penalty clause in the event the other purchasers making the stage payments in a month time.

from the details given the builder has proved his honesty by completing 70% of the work while majority of purchasers ditched after the initial payment. you have proved your honesty by making stage payments. it is the time for the remaining default purchasers to raise to the occasion and solve the problem by making payment to end the crises.

good luck. which place the project is?

The only thing that will change is who you make your check out to & where you mail it. They cannot change the terms of the original loan.
